RTM vs Modular Homes: What’s the Difference?

If you’ve started researching off-site home construction, you’ve likely seen two terms come up again and again: Ready-to-Move (RTM) homes and modular homes. They sound similar — both are built away from the final property — but the process, materials, and on-site requirements are very different.

At Prairie Castle Developments, we specialize only in RTM homes, not modular homes. Here’s what you need to know when comparing the two.

What Is an RTM Home?

A Ready-to-Move (RTM) home is built as one complete structure at Prairie Castle’s compound — fully framed, insulated, wired, plumbed, drywalled, finished, and inspected before it ever leaves the yard. The entire home is delivered in one piece and placed on a permanent foundation at your property.

Unlike modular homes, an RTM requires minimal on-site assembly. Your foundation and utility hookups are typically the only on-site tasks needed. Everything else is completed prior to delivery by the same experienced trades who work with Prairie Castle every day.

What Is a Modular Home?

A modular home is built in multiple factory-made sections, or “modules,” that are transported separately and then assembled on your property using cranes and a full on-site crew. These modules are built indoors in controlled factory conditions and then connected together on your foundation, followed by drywall, finishing, electrical tie-ins, exterior siding, and other on-site work.

Modular homes are often marketed as fast and efficient, and they can be a good option in areas where trades are readily available to complete the on-site assembly. However, they also come with limitations in layout, transportation size, design flexibility, and depend heavily on the availability and skill of local trades.

Why Many Homeowners Prefer RTM Over Modular

RTM homes offer a smoother, more reliable building experience because everything is completed by one coordinated team in one location. With modular homes, you still need multiple trades on-site for assembly, drywalling, and finishing, which can be costly and difficult to schedule—especially in rural Saskatchewan, lake areas, and acreages. An RTM arrives nearly complete, and after a few final connections, you’re ready to move in.

RTMs are also built as true, full-strength homes using standard framing lumber, premium insulation, and materials that meet the National Building Code of Canada. Some modular homes are built lighter for easier transport, but an RTM is designed to handle Saskatchewan’s climate and long-term use. Pricing is more predictable too—modular costs often don’t include cranes, multi-module shipping, or on-site finishing. With Prairie Castle, delivery is included, and nearly all construction is done before the home leaves our yard, giving you clear, upfront costs with no surprises.

Why Prairie Castle Builds RTMs

After decades of experience, we chose to focus exclusively on RTM homes because they offer the best combination of quality, affordability, and convenience for our customers. Built outdoors in our compound, delivered in one piece, and ready to move in the day it arrives — our RTM process takes the stress out of building while maintaining the highest craftsmanship standards.
